URA proposes new residential sites in Sengkang, Woodlands and Bukit Panjang, up to 14,000 new dwellings

Five land parcels were rezoned as part of the latest modification to URA’s Master Plan 2019. Three of the spots are in Sengkang, one in Woodlands and the other in Bukit Panjang. The modifications are “to promote property development that is going to sustain the need for real estate in the places in addition to permit more citizens to get much easier easy access to features and public transport, claims URA.

The center spot contains pockets of residential areas, a suggested location for a park, and a proposed spot for a place of worship. A lot of the spots in this parcel are going to have a gross plot ratio (GPR) of 3.9 or 4.2.

The easternmost parcel also contains a small area zoned for residence, an additional place for a park, and a planned site zoned for health and primary care. The sites in this parcel might be developed much higher on average than the previous site, with a larger gross plot ratio of 4.0 or 4.2.

The western parcel is suggested to be zoned as a pure housing site (based on detailed preparation). Huttons’ Lee thinks the westernmost site in Fernvale might house an MRT station for a new line operating from Woodlands to Greater Southern Waterfront and passing through Sengkang. If so, the new terminal will offer the upcoming residential area in Fernvale. “However, it may take years for comprehensive preparation on the new line to be realized,” he adds.

Other housing development places in the location include those on Anchorvale Street, which can generate between 6,000 and 7,000 brand-new dwellings, adds Lee. Thus, anywhere from 10,500 to 12,000 brand-new homes could be offered in Sengkang in the future, including executive residences and personal real estate.

2 different parcels re-zoned for domestic development are at Woodlands Drive 17 and Bukit Panjang Ring Road.

The land parcel at Woodlands is seated opposite the Singapore Sports Academy and can yield 1,000 houses, according to Lee. Reverse the roadway, a government land sale (GLS) site at Champion’s Way was marketed for $904 psf per story ratio in September 2023 to City Developments Ltd. Meanwhile, the site at Bukit Panjang is currently inhabited by Beacon Primary School. Lee estimates that the site could produce 900 to 1,000 residence units and most likely be brand-new Built-to-Order flats.
